Resort Hospitality Manager / General Hospitality Manager

Position Summary:

The Resort Hospitality Manager / General Hospitality Manager is primarily responsible for overseeing all aspects of resort management in accordance with Zeman’s vision, mission, and core values. Those aspects include maximization of financial performance, guest satisfaction, and staff development within established quality standards. The RM/GM is also responsible for the hiring and training of all resort staff. RM/GM are proactive problem-solvers, lead by example, and continuously encourage their team members. They are responsible for coordinating all day-to-day operations at the resort to ensure everything runs smoothly. As a leader, the RM/GM must be a self-starter and understand the position requires 24-hour availability. 

Essential Job Duties:

• Recruit, train, mentor, and supervise staff

• Manage budgets and maximize revenues

• Maintain statistical and financial records

• Plan maintenance work, events, and room bookings

• Handle customer complaints and queries

• Promote and market the business

• Ensure compliance with health and safety agencies and licensing laws

• Meet daily with all staff.

Director of Guest Experience

Position Summary:

This position is responsible for the planning, coordinating, and executing of daily, weekly and monthly activities, events, and excursions at the RV Resort. In addition to overseeing and handling concierge services for RV guests. Essential functions and responsibilities of the position may vary from time to time to meet the needs of the Resort and Guests.

Essential Functions:

Guest Services Specialist

Position Summary: 

The Guest Services Specialist position is responsible for providing a high level of customer service to all resort guests during their stay. Primary responsibilities will include greeting all guests coming into the resort, taking reservations by phone, online, or in person, answering guest questions, and coordinating with other resort departments to address maintenance or housekeeping concerns.  Essential functions and responsibilities of the position may vary from time to time to meet the needs of the Resort and Guests.

  • Greet & welcome all guests approaching the Front Desk, maintaining a warm and friendly demeanor at all times.

Maintenance Technician

Position Summary:

The Maintenance Technician position is responsible for routine and preventative maintenance to maintain the physical integrity of Zeman’s RV Resorts. Primary responsibilities are cleanliness and upkeep of property grounds, all buildings, streets, equipment, various utility systems, and inventory control. Engage in conversation with guests and address maintenance / housekeeping-related concerns. Essential functions and responsibilities of the position may vary from time to time to meet the needs of the Resort and Guests.

Essential Job Descriptions:

  • Perform daily sweeps of the Resort to ensure trash/debris is picked up from common areas and perimeter. 
  • Clean and general maintenance of all resort buildings interior and exterior including power washing, painting, window washing, weed pulling, pest control, concrete repairs, landscape, etc
  • Empty common area trash containers as needed.
  • Daily guest curbside trash collection at each site and hauled to compactor or dumpsters
  • Address and complete minor repairs as needed. .
  • Clean and maintain building facilities including clubhouse, resort offices, bathhouses, bathrooms, laundry areas, and maintenance building.
  • Routine equipment and vehicle maintenance, including golf carts, trucks, lawn equipment, etc
  • Complete checklists of physical condition of resort sites prior to and prior to arrival and after guest departure.
  • Basic knowledge of various hand tools, power equipment and commercial machinery
  • General knowledge of plumbing, electrical, and grounds maintenance
  • Follow safety procedures while performing duties, use of PPE, OSHA requirements, MSDS protocols, flammable storage, equipment & vehicle operation.

Position Summary:

The Food Service Manager is responsible for food inventory, ordering, food & menu creation & selections, preparing and/or building food items, quality of food while providing customer service and adhering to food safety, food handling, and sanitation procedures. The Food Service Cashier & Runner is responsible for interfacing with customers, taking orders and payments while using a POS system, and assisting with food distribution as directed by the Food Service Manager / Food Service Assistant. Housekeeping

Position Summary:

The Housekeeper position is responsible for providing a heightened level of awareness and attention to detail in all guest areas. Primary responsibilities will include deep cleaning of all amenities, buildings, and staff areas daily, control supply inventory, report maintenance issues found, and guest relations. Essential functions and responsibilities of the position may vary from time to time to meet the needs of the Resort and create an exceptional Guest experience.

Essential Job Duties:

  • Clean and sanitize all public areas, including offices, amenities, equipment, golf carts, mail stations, bathhouses, furnishing indoor & outdoor, windows, etc….
  • Clean and sanitize appliances to ensure they are free of food particles, mold and mildew
  • Defrost freezer as needed.
  • Clean, sanitize and stock bathrooms and bath houses with paper products as needed.
  • Inspect facilities daily to ensure that they are well lit and functioning properly.
  • Follow all established safety policies and procedures. Report all unsafe or hazardous

conditions, incidents, accidents, and/or defective equipment to RM/GM / Maintenance Supervisor..

  •  Ensure general resort appearance is well maintained and orderly.
  •  Ensure all floors are swept, mopped, vacuumed daily, as needed.
  •  Ensure all windows and screens are clean and functioning properly.
  •  Maintain washers and dryers by wiping surfaces, removing lint, etc.

Call Center Specialist

Position Summary:

The Call Center Specialist position is the main and secondary point of contact between guests making reservations at Zeman Signature & Zeman RV Resorts in Florida. A Call Center Specialist will answer all incoming calls, emails and assist guests by answering questions about resorts, sites, utilities, availability, reservations, online booking, websites, activities, and all other matters that guests may inquire about. Essential functions and responsibilities of the position may vary from time to time to meet the needs of the Resort and Guests.

Essential Job Duties:

  • Approach all interactions with guests and employees in an attentive, friendly, courteous and service-oriented manner.
  • Greet all callers with a warm and inviting demeanor at all times. 
  • Effectively communicate both verbally and written, with all levels of employees and guests in an attentive, friendly, courteous and service oriented manner.
  • Effectively  listen to understand, and clarify concerns raised by guests and employees. 
  • Familiarize yourself with all Florida RV Resorts so that you fully understand locations, lengths of stay, rates, layout of resort, site types, utilities included, activities/events offered, staff on property, amenities and such.
  •  Fully comprehend and be able to operate all relevant aspects of the Zeman-RV systems and processes such as RMS, Back Office, AVID, Paylocity, On-Line Booking, Lead Generation,etc.
  • Be able to perform and complete all tasks and duties in a timely and efficient manner.
  • Daily follow up on all Back Office leads for The Southern Sands RV Resort  
  • Obtain all necessary information to make and complete site reservations in RMS and follow the quick quote practice, bill & collect appropriate rates and deposits, process deposit receipts, and send confirmation emails. 
  • Effectively and efficiently communicate with Resort GM and SVP any questions, suggestions or concerns
  • Multitask and prioritize assignments and duties to meet deadlines.
  • Attend all Florida meetings and training along with Florida employees as requested by RM/SVP.
  • Travel to Florida quarterly, work expenses will be paid by Zeman such as: mileage, flight, accommodations.
  • Attend and work annual trade shows as requested by RM/SVP.
  • Maintain regular work attendance and be accountable for time management in compliance with Zeman’s standards as required by scheduling, which will vary according to the timing of the resort opening and needs of the resort after opening.
  • Maintain high standards of personal appearance and grooming, which includes wearing the proper uniform and name tag when onsite or at company events.
  • Comply with Zeman Signature Resort Standards and regulations to encourage safe and efficient resort operations.
  • Maximize efforts towards productivity, identify problem areas and assist in implementing solutions.
  • Effectively handle problems, including anticipating, preventing, identifying and solving problems as necessary.
  • Understand and apply complex information, data, etc. from various sources to meet appropriate objectives.
  • Cross-train in other resort related areas as requested by Resort GM & SVP..
  •  Maintain confidentiality of information.
  • Show initiative, including anticipating guest or operational needs.
  • Perform other duties as requested by Resort GM & SVP..
  • De-escalate situations involving dissatisfied customers, offering patient assistance and support
  • Call prospects and guests to inform them about the company’s new offerings, services and policies
  • Guide callers through troubleshooting, navigating resort websites sites or social media
  • Collaborate with other Guest Services Specialists, Resort Managers and General Managers to improve guest experience and satisfaction.
  • Provide assistance to the Resort GM and SVP with projects, research related to Southern Sands RV, pre-opening reservations and lead follow up.
  • Draft weekly outlines for Southern Sands RV GM & SVP of all tasks completed for that week so that your progress can be tracked and managed.

Welcome Ambassador

Position Summary:

The Welcome Ambassador position is responsible for providing a high level of customer service to all resort guests during their stay. Primary responsibilities will include greeting all guests coming into the resort, escorting guests to their sites, answering guest questions, and coordinating with other resort departments to address maintenance or housekeeping concerns.  Essential functions and responsibilities of the position may vary from time to time to meet the needs of the Resort and Guests.

Essential Job Duties:

  • Monitor traffic entering and exiting the resort via the gated entrance.
  • Screen & track vehicles and persons entering the resort.
  • Anticipate guests’ needs, and respond quickly & professionally to all guest requests.
  • Answer inquiries about resort services, amenities, guest activity schedules and hours of operation in a timely manner.
  • Escort guests to their sites as directed.
  • Assist and direct vendors coming into the resort.
  • Assist and direct delivery trucks coming into the resort.
  • Perform random drive throughs of the resort. 
  • Perform weekly lighting checks through the resort.
  • Enforce resort guidelines with guests as needed.
  • Answer gatehouse phone and work collectively with staff to address guest concern, complaints and requests.
  • Contact law enforcement if necessary.
  • Perform daily site inspections and departure checks.
  • Maintain a clean and organized gatehouse with adequate supplies.
  • Attend all company & resort required meetings and training sessions.
  • Must be able to cross-train in other resort related areas.
  • Perform other duties as requested by Resort Management.
  • Must be able to work weekends, evenings and holidays.
